Understanding the 'Buyer Agency' Evolution in 2026
Since the landmark NAR settlement in 2024, the way buyers and agents work together has evolved. Here is what you need to know in 2026.
The New Norm
- Written Agreements: Before touring homes, you'll sign a 'Buyer Agency Agreement' that clearly outlines the services provided and how the agent is compensated.
- Transparency: Compensation is now a transparent part of the negotiation process, often included as a 'Seller Concession' in the offer.
- Value First: My role has shifted from 'finding' the home (you have Zillow for that!) to high-stakes negotiation, contract protection, and navigating the inspection minefield.
