    Massachusetts does not legally require radon testing or mitigation for a home sale — it is not one of the state's mandatory disclosures, which cover only lead paint and septic system condition. But the EPA sets 4.0 pCi/L (picocuries per liter) as its action level for radon in indoor air, and testing is inexpensive enough, and radon common enough in New England's granite and soil geology, that many Massachusetts buyers test anyway during their inspection contingency.

    Is radon testing required in Massachusetts?

    No. Unlike lead paint or a Title V septic inspection, radon carries no statutory disclosure or testing mandate tied to a Massachusetts home sale. It is entirely voluntary, and a seller has no obligation to disclose radon levels they are not already aware of — the same caveat emptor baseline that applies to most conditions in this state.

    Why do so many buyers test anyway?

    Radon is a naturally occurring radioactive gas produced by decaying uranium in soil and rock, and it can seep into a home through foundation cracks, sump pits, and other small openings. It is odorless and invisible, so testing is the only way to know a given home's actual level. The EPA identifies radon as the second-leading cause of lung cancer after smoking, and since testing costs relatively little compared to almost everything else in a home purchase, it has become a routine add-on to the general home inspection rather than a separate ordeal.

    What does the EPA's action level actually mean?

    The EPA recommends taking action to reduce radon levels at or above 4.0 pCi/L, as of the guidance currently in effect, and says mitigation is worth considering even between 2.0 and 4.0 pCi/L. That is a recommendation, not a legal threshold — nothing forces a Massachusetts seller to act on a result above 4.0, and nothing forces a buyer to walk away from a home that tests above it. It is information to negotiate with, not a pass-or-fail test.

    What does a test actually involve?

    Short-term tests, the kind typically used during a home purchase, run for two to seven days using a small monitor placed on the lowest lived-in level of the house, then sent to a lab or read on-site. It is non-invasive and usually bundled into a general home inspection for a modest add-on fee, with results returning well within a typical inspection contingency period.

    A radon result is a snapshot, not a permanent verdict — levels can vary with the seasons, the weather, and whether windows have been open. If a result surprises you, a longer-term test or a retest under more typical conditions can clarify whether the first number was representative.

    What happens if a home tests above the action level?

    Mitigation, not renovation. The standard fix is a sub-slab depressurization system — a pipe and fan system that vents soil gas from beneath the foundation to the outside above the roofline before it can enter the home — installed by a licensed radon mitigation contractor. It is a well-established, largely mechanical fix rather than a structural one, and who pays for it is worked out through negotiation the same way any other inspection finding would be.

    Should a condo be tested the same way as a single-family home?

    Ground-level and lower-floor units carry roughly the same risk as a single-family home, since radon enters from the soil beneath the building. Upper-floor units in a larger building are generally lower risk, though not automatically zero.
