What Does 'Under Contract' Really Mean in MA?

You found the perfect house in Arlington, but the status just changed to 'Under Contract.' Is it too late? Not necessarily.

    The Two-Step Process

In Massachusetts, we have a unique two-contract system:

    1. The Offer: This is the initial agreement on price and terms. The home is 'Under Contract.'
    2. The P&S: About 10-14 days later, the formal 'Purchase and Sale' is signed after inspections are done.

    Can the Deal Fail?

Yes! Deals often fall through during the P&S phase due to inspection issues or financing hurdles. This is why having a 'Backup Offer' strategy in a tight market can still pay off.
